• TPN Credit Bureau approved tenants (Trans Union & Experian credit checking)
• Monthly rental invoice, sent to the tenant via Tenant Profile Network, with all expenses, e.g. Municipal services allocated (water, refuse, sewerage). TPN is linked to the Credit Bureau.
• Payment of all accounts, i.e. maintenance, municipal and levy accounts on behalf of owner (if required)
• Monthly statements to Landlord
• Yearly tax invoice to Landlord
• Complete inspection done (moving in and exit inspection) before tenant occupies the property, where-after inspections is done every 6 months or on owner’s request
• Handle all maintenance problems with the consent of the owner (we have a dedicated team who can handle any maintenance problem. Landlords will always be informed and maintenance shall only be done on consent of the Landlord)
• Communication with tenants, landlords and contractors
• Any notices, warnings and letters to be sent to the tenant including renewal notices
• Follow up on late payments and facilitation of collection from late and non-paying tenants
• Rental deposits are kept in a secure investment trust account (interest bearing account)
• Renegotiation and signing of lease contracts upon expiration
